    Planning Solutions designed a PUD Amenity plan for 87 homes on greenbelt lots project. In addition, PSI prepared a master park plan to showcase the large amount of open space and parks in the area. The parks included a playground, site furnishings and bridges. Multiple entry monuments featured rock and granite signage and fencing. Two model homes included extensive landscape design included plantings, patios, iron work, and water features.

    Parker Village is a mixed use project consisting of a 76 lot subdivision on approximately 9.32 acres of property located within the Camas municipal boundary. The subdivision will create 69 lots for single family attached dwellings, lot for exclusive commercial use and 6 lots for live-work mixed use structures. Additionally, a neighborhood park is located at the center of the village and provides a pedestrian plaza, seat walls, childrenís play structure, pavilion, picnic facilities, and a high degree of landscaping. The park, accessed by pedestrian pathways and enhanced landscaping, invites pedestrians into the central open space. Unique landscaping features dry creek beds meandering through the entry park.

    This project involved obtaining land use approval to establish 7 single-family homes on over 4 acres of land. The site contained a large portion of sensitive lands which the planning phase worked around, while the landscape design sought to accentuate the wetlands. Negotiation was required in order to design roads that provided for public safety as well as ease of access while protecting environmentally sensitive areas.

This was the first step to a master plan for a rural subdivision and involved extensive environmental studies and mitigation as well as public involvement.

    A multiple phase planned unit development and subdivision with approximately 79 acres and 352 single-family lots. The project consisted of land planning of vacant land. Design considerations consisted of lot layout, roadways, storm water facilities, wetlands / buffers, habitat buffers, existing residences to be retained, and utilities. Boundary line adjustments and utility/access easements were developed and coordinated with the abutting property owners. This project included extensive work with the local governing agencies throughout the planned unit development and subdivision review process. Plans and documents were prepared, submitted, and tracked throughout the land use review process. PSI represented the client at the approval hearing before the hearings examiner. In addition, Planning Solutions acted as the lead consultant responsible for coordinating the efforts of all required disciplines, including civil engineering, surveying, traffic engineering, environmental, and architectural. Permit issues involved working with wetland areas, an abutting creek, significant habitat areas, and slopes. The permit process involved Federal, State and Local review.
