    A 23.5-acre light industrial center consisting of approximately 324,212 SF of building area within 12 phases of construction. Planning Solutions acted as the lead consultant for this multi-faceted project. The center became the first project approved under Clark County’s new light industrial code, which allowed for large service commercial uses within this light industrial center. Tasks included site design, agency land use approvals (site plan review process), consultant coordination, and the short platting of three existing lots into 2 lots. Site design consisted of roadway/circulation system design, lot configuration, interface between neighboring projects, State highway improvements, wetlands protection, and individual building/parking lot layout. Extensive dialog and negotiations were performed regarding the transportation and land use issues with the governing agencies. In 2006, SCC was annexed into the City of Vancouver. Planning Solutions has been instrumental in obtaining post decision review approval so that the SCC’s County approval transferred smoothly to City approval.

    Provided landscape architectural and entry/amenity design services for an approximately 20 acre site. Extensive design development was conducted in order to create a unique high-end project. Amenities included a water feature, traffic circle, accent walls, monumentation, accent lighting, enhanced paving, and extensive landscaping. Created architectural renderings for visualization of amenities for client presentation and marketing.

    Anchored by New Tradition Home’s Corporate Headquarters and Design Showroom, this project was the first to go through Clark County’s Fast Track Review Project. The landscape design included a fountain, enhanced plaza area and plantings. PSI also coordinated the use of landscaping to screen septic drainfields, and provided residential buffers.

    A 260,000 SF light industrial park planned as a reclamation project on a previous surface mine site. The site was profiled for potential use and planned to utilize existing topographic features as an advantage. Grade was restored along SR-500 and allowed to gently slope to the rear of the site. PSI acted as the development manager responsible for the site planning, screening and buffering traffic circulation, and landscaping. PSI interfaced with county planners for land use review and acted as advisor on the commercial subdivision.

    The project consisted of developing a 337-acre corporate center on environmentally constrained lands. The project included a business park providing a range of lot sizes from 2 acres to 50 acres. The site offers a high degree of aesthetic amenities and includes an 18-hole golf course, entry monumentation, streetscape, and design guidelines. Permit issues involved working under an Environmental Impact Statement (EIS) that considered endangered plant species, significant archaeological sites, flood plain, wetlands and slopes. The permit process involved Federal State and Local review.
